What are floorplan services?

A home measurement service is just what it sounds like: Based on your needs, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, an appraiser measures your property with a measuring tool — generally a tape measure or laser measuring device. As they walk the house, they notate the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may make a rough sketch of the property. Then, the appraiser types up a report and a more detailed sketch showing the total living area and the general layout of the home. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a measurement service?

Challenging real estate taxes

Property tax records often reflect inaccurate square footage because the values can come from several sources, and occasionally go unverified — which means you may be paying for more square footage than you actually own! Unless an appraiser has recently completed an evaluation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Marketing a listing

A floorplan service will secure a fair price for your home. Living space is one of the biggest factors potential buyers look for when purchasing a house — but since these values are often approximated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the home as well as the number of potential buyers. The only dependable method of using a definitive GLA when listing your home or property is to refer to a recent appraisal or measurement service performed by a certified appraiser (after any updating that might have affected square footage).

Material for real estate agents

To make certain that your client's home closes at a price that accurately reflects market value, we suggest requesting a home measurement of the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tactic to attract potential buyers since they can view the layout and details of the property before and after touring.
